Ignoring these important air conditioning maintenance steps can cause a steady decline in the performance of your system and increase the energy usage as well. Air Conditioner Filters

One of the most important maintenance tasks that ensure the efficiency of your air conditioning system is the routine clean-up or replacement of the filters. Clogged filters, filled with dirt, block the normal airflow of the unit and reduce the air conditioner’s efficiency significantly. When the normal airflow is obstructed, the air the goes through the dirty filter may carry dust particles directly into the evaporator coil and damage the coil’s heat-absorbing capacity. The replacement of the dirty clogged filter with a clean one can lower the air conditioning system’s energy consumption by around 15%. Central air conditioners have their filters usually located somewhere along the return duct’s length. In the modern wall air conditioners the filter is present in the air conditioner unit itself, usually mounted in the grill that faces the room.

Clean the Evaporator

The evaporator coil and condenser coil of the air conditioning system collect dirt over their months and years of operation. Cleaning or replacing the filter prevents the evaporator coil from soiling quickly, but with time, the evaporator coil still collects dirt. The evaporator for the central air system is located directly above the furnace in the general assembly. In some units, the evaporator may not be very accessible, but if it is, you should clean it every six months. If the general assembly unit has foil-wrapped insulation at its front, you can clean the evaporator. But, if the plenum is a sealed sheet metal box, please do not attempt to open it.

Condenser Maintenance

Most air conditioning systems have the condenser unit located outside the house which makes it more prone to accumulate dust particles and debris from lawn mowing and trees. These condenser coils with outdoor coils become very dirty especially if the outdoor environment is dusty or if there is foliage nearby. You can easily see the condenser coil and notice if dirt is collecting on its fins. The fan of the condenser moves air across the condenser coil and can accumulate dirt. You should clean the coil on the intake side as well as the fan.
