Neemrana is an emerging industrial hub that is around 50 km from Dharuhera, part of the NCR, does not have good connectivity. The NH- 8 is the only major road linking it with Delhi. However, things should improve as it is a primary node on the Dedicated Freight Corridor. This corridor expands between Dadri (near Delhi) and the Jawaharlal Nehru Port Trust, Nhava Sheva (near Mumbai). It is also part of the DMIC project. Many projects in Neemrana are coming up.

It lies along Phase-I of the Delhi-Mumbai Industrial Corridor. The Rajasthan State Industrial Development and Investment Corporation (RIICO) have developed several industrial zones that have led to this submarket's emergence as a major industrial center. The requirement for homes from workers employed in these industries is always rising. Neemrana is having all the attributes for an ideal real estate investment. It offers low entry points and high appreciation potential.

Property in Neemrana is believed to be healthy in the long run. "Neemrana" is expected to see real appreciation in capital values. There is no limit to the development and growth of Neemrana. Investment in Neemrana is futuristic. One needs to have a long-term vision to reap good returns in the area." Responding to Rajasthan government's enhanced efforts of improving this area regarding industrial, residential and educational set ups, many known developers have launched their projects in the area.

Neemrana will continue to attract requirement from the large existing personnel as well as additional human resources that will migrate there over the course of the next few years. The government of Rajasthan has already notified the 2031 Master Plan for the Shahjahanpur-Neemrana- Behror Urban Complex. Many developers have already acquired large land parcels in Neemrana. And others are actively seeking such parcels for development. Some residential projects have already been launched builders such as Anant Raj, Eldeco, and Aashiana. This sub-market has a high potential for township projects and affordable housing undertakings. However, local players are offering apartments and plots citing proximity to the Neemrana Fort and the Japanese industrial hub.

The Japanese Investment Zones are the growth drivers for Neemrana where 2,500 acres have been allotted to Japanese firms. Neemrana has good connectivity with the New Delhi International Airport. An independent airport is also proposed to be built in the region. A 40,000-acre Global City is introduced in the Neemrana-Behror area for which land has already been designated. This region will be able to house around one million people. Several industrial zones and special economic zones (SEZs) such as the Export Promotion Industrial Park are also in the pipeline.

"Neemrana should benefit immensely from the above factors and provide high returns over a 10-year horizon," according to the Knight Frank report mentioned earlier. If you invest in projects in Neemrana, then you are surely going to get the good return over a period.
