Interviewing a Real Estate Agent

This is the reason why we prepared a bunch of questions for you to ask your prospective real estate agent. Take note of their answers, weigh them, and see if you found the one.

  1. How long have you been in business? – I placed it first because this is the most legit question you can ask your real estate agent. Although experience is not your top priority, it will actually matter to a certain extent. The thing is, some newbies might actually work better in your favor as they concentrate more on you and your transactions.
  2. What is Your Average List-Price-to-Sales-Price Ratio? – As we already know, the average ratio of an agent speaks volume about him/her as a professional. A good buyer's agent can always negotiate a sales price that is a bit lower than list price for buyers. You should be looking for a listing agent that holds a track record of negotiating sales prices that is as close as possible to list prices. With this in mind, you should look for real estate agents with ratios closer to 100%. Don’t put too much emphasis on ratios though. Simply because market value has no bearing whatsoever on the asking price.
  3. Will you provide references? – A good agent will not mind giving references if needed. The usual list of references will be full of past clients. You have to make sure to check if the people in the references are related in any way with the real estate agent. With the reference list, ask a couple of relevant questions to give you a good idea of the real estate agent.
  4. What separates you from the others? – The person who can offer you If you are hiring somebody, you have to make sure that he/she is the right person for the job. You can’t just go and let somebody diagnose or operate on you just because he/she claims to be a doctor. You have to ask questions and ask for assurance that they are indeed capable of doing the job.
