When trying to do determine the cost of construction, it is important to keep in mind that a number of factors can ultimately affect the price per square foot. This is especially true when working with custom home builders in Melbourne, as you haven’t just selected a house off the plan – they’re doing everything for you from scratch. We have outlined the 6 main factors here:

1. Style of the Home

The two most common styles of home are single storey (sometimes referred to as bungalow) and double story. In some cases, single storey houses will actually cost more per square foot because they need a larger footprint in order to achieve the same total square footage. This means that the foundation, basement (if applicable) and roof are all bigger.

2. Building Materials & Construction Methods

Whilst there are many different ways to build a new home, all custom home builders are required to meet minimum standards. Good ones, however, will use higher quality materials in order to build stronger and more dependable houses. Initially, this might cost you more money but it will save you in the long run on repairs.

3. Green Initiatives

Building green is definitely a popular trend at the moment, so integrating energy conscious options in your home is a good choice. There are lots of different options to choose from, including: solar panels, photovoltaic cells, higher insulation values, more efficient windows and advanced heating. These things all have a higher price tag.

4. Finished Basement vs Unfinished Basement

Basements are something that doesn’t commonly appear in Australian homes, although they are becoming slightly more popular. If a basement does exist, the space isn’t counted in the actual square footage of the home. Therefore, the costs of finishing the basement cause the price per square foot to increase – but it’s worth it.

5. Options & Upgrades

Whilst there are seemingly unlimited options that can be incorporated into a home, there are some that can significantly increase the price per square foot. These include kitchen cabinets, plumbing and electrical fixtures, and exterior cladding. In a bathroom for example, high end fixtures can be triple the cost of modest ones.

6. The People you Hire

The contractors that you employ to build your new home can also play a role in the overall price per square foot. Some who have been around for a while and have a fantastic reputation will have a higher cost than those who are relatively new. Some who are constantly busy will charge whatever they want, as they don’t care if they get the job or not.

We hope that the information provided above has given you an idea of the different factors that can affect the price per square foot of your new home. If you aren’t sure how your decisions will affect each of these factors, we recommend speaking with your custom home builder in Melbourne – they will be able to help you break down the cost and see where you can save.
