When the need arises to rent any sort of office, you will find that there are a lot of different criteria that need to be considered. If it's your very first office, it can be difficult to cover all bases, especially if you are currently a team of one, but looking to recruit in the future.

You will have to look beyond what is perfect for you and consider what would work well and what could be attractive for your prospective employees.

Here is a checklist that you can utilise in order to ensure you’ve got a sound starting point. As your search progresses, you will get a better understanding of what you need from your office space, what you would like and what really doesn't matter at all.

Flexibility in Use of Office Space

Sometimes the dynamics of your business may change and you need to rearrange configurations. Ideally the space that are considering will make it easy to do that. In a large business centre with lots of space, it may mean just a simple move to an alternative office within the same building.

Dimensions can quite easily be altered if there are partition walls in place, which can be easily removed. If you need flexibility, then you want to be sure that you find a place that caters for this. Having to move offices, change stationary, update websites etc., all comes at a cost, so try to think of the bigger picture and where you see your business in 1, 3 and 5 years’ time and plan accordingly.

Affordability

Office rent unfortunately is a cost that many businesses just can’t avoid, but there are ways to keep it down. Location is quite key as that can have a huge impact on cost. If you don’t need to have office space in Central London, then don’t. There are many locations on the outskirts, where demand is not so great, meaning you get lot more for your money.

It can be difficult deciding on the size of the office. Too small and you may outgrow the space quickly, too large and you are paying for underutilised space. If this is a dilemma you face, you could always opt for the larger space and sublet until your team expands.

It may be necessary to find a space with multiple offices, partitions for cubicles. Often these can be movable so if your team dynamic changes, you can easily alter the configurations.
