Home Builders Sydney - Commercial Architecture
We offer many different aspects of architecture, one of which is commercial architecture where our architects have specialized in preparing designs and specifications for commercial buildings, such as offices and factories, retail outlets and shopping malls, rail and air terminals, hospitals, hotels, and sports and leisure facilities. Commercial architects do not design individual houses. This is a separate field to which residential architects are devoted. Becoming a successful commercial architect requires a minimum of a bachelor’s degree in architecture from a university or college program. The programs typically take five years and focus on topics, such as building design, structural systems, computer-aided design and construction materials.
There are three main tasks which a commercial architect is conducting during a project. Those are: Client Liaison, Design coordination and Project management. Every project starts with the stage of client liaison. Here architects meet the clients to discuss their requirements and expectations. Here the architects will propose several initial project ideas and after agreement is settled on a design and functionality, the project proceeds while maintaining communication between the client and the commercial architect. During this task the architect constantly supplies the client with detailed plans, specifications, budget and schedules. They provide the client with progress reports and arrange meetings to resolve any problems that occur during the design or construction phase.
Another task which requires the full devotion of the architect is the design coordination itself. Here the architect will coordinate the project himself or will coordinate the work of a design team. During this task, the architect or the team of architects conducting the design will prepare detailed drawings and scale models to present to the client to further elaborate the functionality and the aesthetics of the structure. Also, the architects coordinate contractors from different fields such as such as structural engineers, electrical and plumbing engineers, lighting and interior designers, and heating and ventilating engineers. They ensure that all design elements comply with building, fire, and health and safety regulations. From the approved designs, architects prepare detailed specifications and contract documents that form the basis for obtaining estimates from contractors. Home designers Sydney may advise clients on choosing contractors and help them to negotiate contract terms. During the construction phase, commercial architects may coordinate and supervise the work of contractors and sub-contractors, establishing quality standards for the project. They set schedules, monitor progress and manage contracts to ensure that the project is completed on time and within budget.
