Investing in a residential plot makes sense if you want to build a custom home that is designed for your lifestyle and your needs. Some luxury gated communities in Coimbatore have residential plots for sale, and these are a great investment if you want to live in an eco-friendly and sustainable environment in Kovaipudur. Before you buy a plot, be sure that you can check for the following things:

  1. The company or individual selling the plot – Residential plots are serious investments, so you want to make sure that your money is going to a legit project. Hence, the residential plot should be sold by a reputable property developer in Coimbatore. Check the experience of the property developer, especially in dealing with clients like retirees and non-resident Indians. Reputable companies have at least 20 years of experience in selling residential plots and homes in Coimbatore.
  2. The location of the plot – Many of the best properties are in Kovaipudur. It is at the south western border of the city at the foot of the Walayar Ranges and Madukkarai range, so the temperature is typically lower than in Coimbatore, and the breeze is stronger. Choose a residential plot that is in a well-developed gated community, so you do not have to worry about building a home in a remote or desolate area.

Gated communities are built in prime locations in Coimbatore to ensure proximity to public transportation hubs (Airport, Railway Stations and Bust Stands), hospitals, educational institutions and facilities, and shopping centres. It should be easy to drive or commute to downtown Coimbatore from your home, too.

3. The features of the plot – A good residential plot in Coimbatore must be environmentally friendly and surrounded by paved roads. Open spaces for villa developments must have fertile red soil, which you can use for gardening. Make sure that the plot is situated in an area that can receive continuous water supply and uninterrupted power. In case of an outage, there should be an option where you can run backup power. Some residential plots are strategically positioned to accommodate a solar powered heater.

4. DTP approval – Buy a residential plot from a reputable and licensed property developer and builder that can assist with DTP approval. Some experienced realtors can help arrange home loans. This way, you do not have to worry about not having enough funds to build your dream home in the residential plot that you have invested in.
