5 Things to remember before shifting to a new house in Delhi

Moving to any new location can come with its set of challenges and hardships. Your real estate obligations do not just end with short listing a property and paying for it but continues till the time you shift in to your new home. If you are planning to shift to a new house in Delhi, here is a small five point checklist that you should do before you move in to your new home.

  1. Watermark your sale deed: You will need your sale deed for submission of various documents as water meter, electricity meter and other miscellaneous change of address. Make sure your sale deed is watermarked so that it does not get torn or spoiled as it changes multiple hands. Make sure to handover only the watermark copy of your sale deed to any government agent or office for submission.
  2. Digitize all your property related documents: Digitize all your property related documents and keep multiple backups in various places. Do not rely on keeping a digital record in your computer alone and keep records in various hard drives. Most government offices in Delhi are now computerized so any application process can be filled online. You will need a copy of your scanned documents for such purposes so make sure each and every property related record is property digitized.
  3. Transfer the electricity and water meter in your name: One of the most significant aspects before moving in the house is to make sure the water and electricity meter are there in your name. Apply to the Delhi Jal board and power companies under which your area comes and apply for a new power connection as per your load. You can submit the desired fee and submit the application online. You may need a NOC from the previous owner to ascertain your property ownership. Make sure you have all the required paperwork in hand to avoid any unnecessary delays.
  4. Check with a local property lawyer: Make sure to check with a local a property lawyer for any missing documentation or NOC that you may need as per the area of your property location. The documentation holds even greater significance if you have bought an older property as a resale rather than a new construction.
  5. Update all records with new address: Update all your personal and professional records with your new address. All documents like passport, bank accounts, investments, driving license, Voter card, ration card etc need to be changed as per your new corresponding address. You can make sure of various online applications to file for a change of address for all such important documents.
