The use of a Construction Manager empowers Owners with control and oversight of their project. Mitigating disputes between design and the field, between the design professionals and the constructors. Use of the Construction Management delivery modality enables the design team and contractors to focus and apply themselves to what they know best. A well-managed team creates a framework for success. Through this an Owner will see savings of both Time & Money.
Although Architects and General Contractors do make good Construction Project Managers they are neither educated, trained or experienced to perform as Construction Managers. Despite their best effort, their first allegiance is to their business model and profit incentive. The Architect and the General Contractor are vitally important to any project development and delivery. However, representation and overall management on behalf of the owner should not be given to either. When an Owner gives fiduciary responsibility to a firm or individual there can be no opportunity, perception or the potential for conflict of interest. This is what separates the Professional Construction Manager from others. We have no profit incentive, we generally work on an hourly billable fee basis and our benefit is realized through an Owners success.
The Professional Construction Manager
The Professional Construction Manager is educated either through the school of Architecture or Civil Engineering. Many Construction Managers use their finance and business training to go on to be owners or high-level managers in construction related businesses. While others use their engineering training to become licensed Professional Engineers.
In the early 1970's industry and academia conceived and developed the academic of Construction Management. The purpose and goal of this new manager was to provide Owners with representation that neither the conventional Architect led project delivery model nor the General Contractor hitherto could not provide. A Professional Construction Manager effectively communicates design and construction information to the owner, and often mediates between the design professional and contractor on the Owners behalf and to the Owners benefit.
It is prevalent in the construction industry for misrepresentations to be made by design firms and construction companies with regard to providing Construction Management services. It is important to understand Construction Management is a professional practice, the same as an Architect, Engineer, Lawyer or Accountant. Construction Management techniques are tools used in the professional practice to aid and benefit those we serve. Anything else is more accurately defined as Construction Project Management. Knowing that the history of Construction Management was first a service and later became a professional practice it’s easy to understand why Architects as well as General Contractors use the term in its broadest sense. This example of terms and there usage, gives further reason as to why an Owner should consult with a Professional Construction Manager before attempting a design-bid-build program.
