Military Housing is Not Civilian Housing

Camp LeJeune was first constructed in 1941 following the attack on Pearl Harbor. Since its construction, it has maintained its heritage as a Marine training camp. Located in North Carolina, it is considered part of Jacksonville, however, it is truly its own town within the town. Currently, it houses over 137,000 Marines, sailors, retirees, civil employees and their families.

As a Marine base, Camp LeJeune takes on a small town feeling within the big city. It consists of houses, owned by the residents of the camp, barracks, commissaries, hospitals, and other needs to operate as a small town. The houses require maintenance and often sales assistance by licensed real estate agents when residents wish to buy or sell their property. When looking for a real estate agent in Camp Lejeune, it would be advantageous to utilize an agent who is a retired Marine.

The Military Difference

Military housing is quite different from civilian housing. First, the housing is obviously on a military base. Therefore, the owners of the home need to have clearance to be on base and own the house. In addition, the real estate agent in Camp LeJeune would need to have the same clearance to be able to show the home. A retired Marine should have or be able to easily obtain such clearance. Furthermore, having been a Marine likely station at Camp LeJeune, he likely would know the area better than agents who have not lived on base or served.

Second, mortgage options for active and retired military are a bit more lucrative than civilian mortgage options. Sometimes, active military may receive 100% financing and exceptionally low mortgage rates. A retired Marine may have a better understanding of such options to help his clients obtain the most advantageous financing available.

Third, Marines, like other military personnel, may have to sell their home at a moment's notice as they are being transferred to another base, whether in the US or overseas. An agent that understands this type of market would be best to help sell the home quickly and at a preferred sale price. During the stressful time of moving your family quickly, any help to ease this stress is more than appreciated.

Finally, if you have ever met a Marine, you understand that not only are their priorities a bit different than a civilian, but they speak a different language, so to speak. To help an active Marine find the best home and mortgage possible on a military base, it would be helpful if the agent he is using speaks the same language. He would be able to address concerns from the standpoint of an individual who has had the same concerns and anticipate questions before they are asked.
