Delhi is the Capital territory of India and the sixth most populated metropolis in the world. It is a concrete jungle and finding a proper property which meets your requirements is extremely difficult no matter which form you go property hunting. Not only do you need to worry about budget, but about other so many more things.

One of its most important problems is overpopulation; encroachment and a multitude of other problems arise because of it. So basically, you are not the only one looking for a suitable property. There is at least 50,000 more people at the same instant looking at the same type of properties all over Delhi. Plus, if you do not belong to the super elite in Delhi, then you should not get your hopes high.

Basic things to keep in mind while choosing to purchase property in Delhi

There are the usual hassles with landlords who have a longer list of requirements than what you probably have for your apartment. Brokers will be asking for 1 or 2 months worth of commission. Delhi is also one of the most polluted cities in India, creating several problems and factors for people attempting to buy property in the city to be concerned about. If you truly want to be prepared for purchasing property in Delhi, you need to go all out.

Here are a few things you should be concerned about: There are several areas to choose from. Noida, Gurgaon, Greater Noida, Uttam Nagar, Yamuna Expressway to name a few. With the revised circle rates effective August 2015, prices are almost unaffected for residential properties. You can get between 100 to 250 square yards worth of residential plots for less than 10 Lakhs. Depending on the area you might even be able to manage a 3BHK for less than 20 Lakhs.

Due to encroachment and increasing levels of pollution, a vast number of problems are created which you should watch out for. You don’t want to buy property opposite an open garbage dump or where the sewers are jammed. Small things like these are very important to be aware of in the long run. A significant portion of Delhi faces water scarcity. Talk things out with your broker/builder/contractor before making the purchase. You should be aware of any such problems and steps to mitigate those problems.

Residential Delhi is not particularly filled with safe neighborhoods. Interact with your would-be neighbors and find out all you need to know before committing to the property. Most residential complexes cannot build more than 3-4 floors. Delhi is a city which expands horizontally. Quite literally. It is a vast city and getting from one point to the other becomes a challenge.

Take into consideration your potential route to work and back. If you have a car, make sure that there is room for a car-park in the property you are about to purchase. Otherwise, you will have to park your car in the narrow by lanes like the rest of Delhi.
