It’s that time of the year when you can’t predict how low the temperatures might fall. Freezing temperatures can cause damage to your property which need to be corrected in time, especially if you own a commercial property. If you haven’t already, then now is the time to make sure your property is well protected from the cold weather.

Irrespective of where your building is located, as a responsible owner you should be aware of the necessary precautions you need to take in order to keep your property safe. Unless you’ve hired a property management company to look after your commercial real estate in NYC.

1. Damage

Properties that have existing damage are at a higher risk during the harsh weather as it can exacerbate the situation. For example, if there’s a pre-existing crack in the wall, snow can gather in these cracks leading to structural damage. Make sure you fix these cracks and such minor damage beforehand, so that it doesn’t cause any major damage in future.

2. Protecting the pipes

Frozen pipes are a big issue for every house owner and commercial property owner. The decreasing temperatures during winters causes pipes to freeze and burst often. This creates a major plumbing issue that has to be fixed immediately. Usually pouring anti-freeze in these pipes after turning off the water flow helps prevent pipes from freezing. Other ways of protection are heating tape and foam rubber sleeves.

3. Removing snow

Make sure you get the snow removed from the roof and pathways around your property. The happier your tenants are better the chances of paying rents on time.

Apart from these, test the smoke detection system, keep emergency supplies like flashlights, batteries, rock salt and ice removal equipment handy.

One can also hire property managers for their commercial real estate firms in NYC. Companies that offer property management services will not only take care of your property during winter but throughout the year. This way you won’t lose out on tenants due to weather damage or any other legal issue that you aren’t very familiar with.
