- A total number of homes/units available in that apartment building.
- A number of total floors in that building.
- Floor area of the apartment.

- Availability of finance/funding by banks or other financial institutions.
- Other services like security, approval by national housing board etc.
- Whether maintenance charges are to be paid once as a lifetime at the time of purchase itself or yearly, or monthly?
- The popularity of those flats.
- Whether plan is passed by the government? Is NA/NOC title clearance is done for the scheme or not?
- Whether 24 hours water and electricity is supplied or not?
- What are the rates of other residential properties in the same area? Is this apartment in same rate with those?
- Whether this property is near to the buyer’s workplace?
- Whether construction is earthquake proof?
If anyone is planning to buy a new home in Croydon area, a vast comparison among all available sources must be done and the apartment which is suitable for all requirements of the buyer must be purchased.
To buy the apartment, one can get the data of flats available for sale from many sources like internet, news paper advertisements, real estate brokers etc.
After getting all data, one should filter out the apartments which look suitable according to their requirements. Then, one should plan for site visit of the same and after visiting one should buy the property which suits best to him after having price negotiation with the seller and discussing all the terms and conditions first.
If the buyer is planning to get funding from a bank or any another financial institute due to non availability of enough fund, make sure that the scheme one has selected is approved for a bank loan or not. Bankers also go for site visiting and then the loan is approved for the same property.
