When virtually all parts of Bengaluru was wrapped in gloom over property slow down, only South Bengaluru witnessed good numbers of new launches in 2015, and had been a chosen location for launch of brand new housing projects in Bengaluru.
As per the report by property consultant firm, Knight Frank, it was confirmed that in the second half of 2015 around 10, 725 housing projects were launched when compared to 8260 in the previous year. Other areas west, east and like Bengaluru witnessed a drop in launches in group housing sector by 17.5 percent and 28.4 percent respectively, while north saw 36 percent decline in new launches.If better connectivity is provided to southern suburbs of Bengaluru area, then areas like Chandrapura and Anekal will be some of the promising destinations for new projects in bengaluru, the report further stated that. Although the city overall launches declined to 13 per cent to 28,284 units (because the home buyers postponed their housing investment till the budget 2016), still south Bengaluru witnessed an upsurge of 38 percent from 25 per cent.
Commenting on this report, Developers said that southern part is always a preferred destination, and if the connectivity improves, and farther suburbs can be made accessible, then we would see more upcoming housing project in south Bengaluru. While in other parts of banglore there are not much report of launch of new housing projects in last 6 months. In fact curious developers have started to explore other markets such as Hyderabad & Pune.
Bengaluru-based Mantri Developers which announced launching of the two housing projects in Pune, with a total investment of about Rs 350 Cr. The very first project, Mantri Vantage, comprises three towers with a total of 306 units located at Kharadi. The total value of this project is of Rs 250-crore and can have apartments in the Rs 70 L - 90 L bracket. It will be finished in three years’ time. The second, a Luxury housing project at Pune's Sopan Baug with 18 apartments, each around 4700 sq ft in size.
The company is also developing housing projects in Bengaluru and Chennai, and Hyderabad. The developer has developed a commercial project in Pune. The group is intending to expand their footprints in the city by launching more residential projects in future. Sobha Developers, another real estate player from Bangalore is also expanding its base in Pune along with projects like Sobha Ivory, Sobha Garnet & Sobha Orion within the south west corridor of Pune. The entry of brand new developers within the city will surely boost the Pune real estate market.
