Why there is high demand for plots on East Coast Road (ECR)

The East Coast Road (ECR) in Tamil Nadu is a highway connecting Chennai city to other coastal towns in Tamil Nadu like Pondicherry, Cuddalore, Chidambaram, Karaikal, Nagapattinam, Ramanathapuram, Tuticorin, and Kanyakumari. This coastal road runs along the Bay of Bengal and is considered to be one of the most scenic drives in India. Parts of this 800 kilometres long highway are developed and many sections are still narrow roads.

Even though the road stretches from Chennai till Kanyakumari (the southern tip of India), the section from Chennai to Mahabalipuram has been developed as an entertainment corridor with many amusement parks, resorts, sports activities, movie theatres etc. This created demand for weekend or holiday homes along ECR and many affluent people in Chennai and surrounding areas invested in plots along the coast of Bay of Bengal.

In the past decade the Chennai city limits have expanded and people have started opting for areas along ECR for not only weekend homes but also for everyday living. Localities between Thiruvanmiyur till Uthandi are now part of the Chennai City limit. Some of the main localities till Uthandi are Kottivakkam, Palavakkam, Neelankarai, Injambakkam.

To cater to increasing population in the area and increased density of cars along the ECR the government is currently under the process of expanding this road. Once the road expansion work is completed ECR would transform into a six lane highway along with a 1.2-m-wide median, footpath-cum-storm water drain.

The price of land in localities along ECR have escalated over the years. Closer the locality is to Chennai city more expensive are the land rates in the area. Currently land in Kottivakkam can cost anywhere between INR 4000 – 6000 psft and if you move few kilometres away then land prices are much lower in Uthandi. A land for sale in Uthandi can cost anywhere between INR 2800 to 4500 psft. A buyer needs to be careful when purchasing land as maximum real estate frauds revolve around land deals.

These areas are in close proximity with reputed IT Companies, Educational institutions, Hospitals, Tamil Nadu Housing Board's Mega Satellite Township and Financial City, Amusement Parks, Beach Resorts and hotels, eating outlets, Shopping Mall, movie theatre, Supermarkets, Places of worship etc.
