Southern Peripheral Road is New Hotspots Real Estate Investment in NCR

With an excellent connectivity to the existing commercial center points and the rapidly growing social infrastructure in Gurgaon, the residential and commercial property market of Southern Peripheral Road (SPR), along with New Gurgaon, will produce good returns on investment. Southern Peripheral Road in New Gurgaon in the Delhi NCR is drawing the attention of property buyers and investors alike. The area is emerging as one of the fastest growing real estate hotspots and offers a host of options for investment from reputed developers at affordable prices which is expected to have a capital appreciation of nearly 25-30 percent shortly.

Given the factors working on Southern Peripheral Road, many leading developers like Tulip Infratech, Raheja Developers, Godrej Properties, Tata Housing, DLF, Unitech, GPL, AIPL, BPTP, among others, have launched several real estate projects in the area some ready-to-move-in and some future luxury projects.

Why SPR:

An important connection between Faridabad-Gurgaon Road, Golf Course Extension Road, and Dwarka Expressway, the Southern Peripheral Road is an emerging property hotspot in New Gurgaon. This affluent locality will have a mix of residential and commercial properties in Gurgaon in the next few years. Positioned in an up market location, this 16km long and 150-metre-wide road cut across Sohna Road at Badshahpur and connects Golf Course Extension Road to NH-8.

This area has many factors going for it like proximity to the developed areas of Gurgaon, excellent connectivity, the presence of educational institutes, residential hubs, commercial space, the presence of affordable housing and premium projects, all of which work for SPR, making it an excellent residential hub in the making. Southern Peripheral Road is also linked to Dwarka Expressway through North Peripheral Road. Further, through Hero Honda Chowk, Rajiv Chowk, and NH-8 on Southern Peripheral Road, one can easily reach Delhi, Faridabad, and Gurgaon. The residential regions adjacent to the Southern Peripheral Road include Sectors 69, 70, 70A, 71, 73, and some portions of 48, in Gurgaon. Nearly 20,000 units are under construction in the various segments of this road.

The properties under development here are priced in the range of Rs 4,500-9,500 per sq ft, which is nearly 20-30 percent lower than the rate of properties on Sohna Road and Golf Course Extension Road. Real Estate professionals say that this belt will become a premium residential hub shortly due to the construction of luxury and ultra-luxury projects here. These inventories come with modern amenities like clubs, swimming pools, gym, high-specification interiors, etc.; a majority of apartments in the location are 3 and 4BHKs of 1,500 to 3,000 sq ft.

Apart from residential properties, this area also has a high potential for commercial and institutional development. Sectors 74, 75, and the region in front of Sectors 71 and 73 are labeled for commercial development. Southern Peripheral Road is also in closeness to DLF Corporate Greens with Tata Consultancy Services office, next to NH-8. Some major infrastructure units have been planned along Southern Peripheral Road under the New Gurgaon-Sohna Master Plan, 2031. These contain the extension of Delhi Metro's Yellow Line and extending the Southern Peripheral Road into a six-lane expressway and linking it to Gurgaon Faridabad Road. Once complete, Southern Peripheral Road will provide excellent connectivity from NH-8 to Golf Course Extension Road.
