5 Myths About Modular Homes, Debunked

Modular homes and mobile homes should not be thought of interchangeable properties as they're both different types of homes completely. Modular homes resemble higher cost, permanent homes with all the features and desirability. There are many myths surrounding modular homes, and the biggest ones are debunked below.

1. Two-Box Ranch Home Are The Only Kind Available

Many believe that there's only one style of floor plan available for modular homes. This is not true as there are many floor plans available that range from ranch style to multi-story homes. Cape Cod style homes, duplexes, or office floor plans are popular as well.

2. Mobile Homes Are The Same Thing

Modular homes differ than modular homes in that they are built to state and local building codes. They are indeed "real houses." Manufactured homes, or mobile homes, are rarely, if ever, built to local or state codes. Instead, they're more likely to be built to federal code off-site. Mobile homes are more likely to be built with poorer quality materials and less diverse floor plan options, and will not appreciate in value over time.

3. Modular Homes Lack Fine Details

Modular homes can be designed to your specifications. Unlike mobile homes, modular homes can be constructed just the way you like with custom colors, layouts, building materials, appliances, cabinets, islands and other features that are available in custom and on-site homes and offices.

4. Poor Quality

Modular homes do not suffer from poor quality any more than on-site homes do. It depends on the builder, and quality modular homes are built to excellent standards. Modular homes are often built to withstand acclimate weather conditions, are climate controlled, and are built to last many years. The inspection process is also quite extensive, and a third party may be elected by the state to ensure that home is up to standards.

5. They're Difficult To Finance

The process of purchasing a modular home is more straight forward than you would think. Due to the whole process being controlled during construction, the cost is more predictable and easier to finance. In addition to the predictable assembly process, modular homes are generally less expensive than on-site homes, and financing should be minimal if any is needed at all.
