Faulty or old wiring is among the main reasons for electrical fires. But electrical cables are typically hidden within walls and ceilings; we only really see the electrical outlets where we plug appliances and devices. This is why most people are disinclined to check the condition of their cables and usually can’t find any signs of wear and tear or deterioration until it is too late. The good news is that you can reduce your risk by having a qualified electrician conduct a periodic inspection report. Also known as EICR (electrical installation condition report), it is delivered after a thorough inspection and testing of electrical installations every three to five years.

Regular electrical safety checks can tell you whether your property’s electrical installation is unsatisfactory or satisfactory. The outcome of an EICR will depend on your installations, and it can be explained by a certified electrician if you require more information after you get the certification. Regular periodic inspection reports can help reduce your property’s risk of catching fire as they include checks on the condition of the sockets, switches, cables, electrical devices and appliances, and other electrical accessories. A condition report will provide you with the following information:

  • Results of the electrical inspection and testing. You can use the information to make sure that all electrical installations are safe for use until the next inspection.
  • Any damage or signs of wear and tear that can affect the safety of the electrics.
  • If there are any parts of your electrical installations that are unable to meet IET wiring regulations.
  • Record of installations when they were inspected, and for upcoming inspections.
  • Factors that can cause high temperatures, overheating, and electric shocks.

The periodic inspection report can be conducted in two different ways: a visual condition report and a periodic inspection report. Visual condition reports are only suitable if you have had your installations tested recently, so testing is not included. A periodic inspection report is often recommended, as it will test the installation while finding hidden damages and issues. The older your building or the installation, the more regular periodic inspections should be conducted. This way, you can be sure of your building’s electrical efficiency.
