There is a term for this that goes beyond real estate and is called "staging". The staging of your home for sale is the best way to be sure that somebody will want to buy the home.

Staging your home does not require an intense amount of effort, such as purchasing brand new furniture or spiffy production equipment. Other than cleaning all of your rooms and making them tidy, these are some tactics that people who buy and sell Philippine real estate property generally overlook.

1. Sunny rooms are very attractive.

Take photos of certain rooms during certain times of the day to allow the most sunlight in a room possible. Rooms with lots of light shining through them are what home buyers love seeing. Heavy drapes and curtains, even if drawn completely open, may prevent the most sunlight from coming through. Sheer drapes are great for the reason that they do not block sunlight.

If you are going to include the windows in the pictures of your home, be sure to clean them beforehand.

2. Turn on every light in the room.

The best way for home buyers to see everything in a room is to have every light turned on. Even if it is daytime and the sun is out in full force, rooms can still look dark and dreary, which greatly disinterests home buyers. You do not want to give off the impression that your home is a depressing place to live in. The use of light in your photos will make your Philippine real estate property feel warm and comforting.

3. Replace family pictures with art or mirrors.

We understand that you want to honor your family throughout your home by displaying photos of them on your wall and desktops. However, these photos do you no favors to make a home buyer envisioning him or herself living there. When staging your home, do not include these family photos, and substitute them with appealing art that contains neutral colors (black, white, brown, tan, etc.) Mirrors can add light to a room because of how it can reflect light from a lamp that is on display from across the room.

4. Do not include rugs.

Rugs are nice to look at, and you might have a rug or two that you are proud of owning. Despite this, you do not want to show any rugs in your photos as they are not part of the home that home buyers are looking to buy. What you really want them to be impressed with is a high quality hardwood floor or tile. If your floor is in need of a good cleaning, do what you must to make it look as great as possible.

5. Rearrange the furniture in your room.

It is hard to get great shots of a living room with a TV if all the furniture is facing the same direction. For staging, move the furniture so that they face each other with a coffee table placed in between them. Angle chairs to make the room seem more sociable, so that it can be seen as an interactive living space instead of just a place to watch TV.

You will not regret doing any of these things when staging your home. Doing so does not require a lot of effort, and it will make your home look clean, spacious, lively, comfortable, and welcoming to people who want to take a look at it online.
