The point cloud data is the information that is received after the scanning process for an existing facility is completed. This point cloud data is used by Building Information Modeling (BIM) modelers to develop an as-built 3D model for the facility. By integrating all the information of the existing building into BIM, deconstruction and renovation becomes easy.

BIM assures the architects, engineers and the contractors that the renovation of existing structures can be dealt with greater efficiency. The recent technological developments and their successful adoption and implementation in the AEC industry has changed the approach of architects and the engineers. Point cloud technology which is known as ‘laser scanning’ or ‘scan to BIM’ has contributed stupendously in the productivity of renovation projects and ultimately in the growth of construction industry. The term ‘point cloud’ is associated with laser scanning technology which is undertaken to scan an existing facility. In this technology, laser beams are directed towards the existing building from a laser scanner. These beams fully scan the structure and then reflect back to the hardware. Once reflected back, they are then calculated for dimensions and the information that is generated through this process is known as ‘point cloud’ data. The extent of scanning of an existing building depends on the requirement. The complete structure should be scanned if the entire facility is to be reconstructed.

Point cloud data that is generated by scanning is used by the BIM modelers to generate a 3D BIM model using BIM software. Revit BIM is widely used to generate these models. All the information regarding the existing structure is captured in this model. The Revit 3D model thus created can be used by the architects, engineers and contractors in the reconstruction process. Subsequently, all the benefits of BIM are leveraged to the reconstruction of an existing facility with the use of point cloud data.

Traditionally, information of existing structure was generated by manually taking all the measurements. This consumed a lot of resources in terms of time and cost. This is offset with the use of point cloud technology. Moreover, the data generated through the use of this technology is more accurate and reliable. Scan to BIM services also simplifies the construction process. Construction documents are extracted directly from the 3D BIM model. This reduces the amount of work at the end of architects significantly.

Point clouds that are generated with the use of modern day scanning technology can be used to optimize the construction process and reducing the risks, the cost and time of completion associated with the project. The practical application of point clouds such as object-oriented modelling and integration in BIM through Scan to BIM services makes this technology matchless.
