Virtual Staging and physical staging: which one is better?

Home staging plays an important role in selling house, especially empty houses. It is said that homes, which are staged, spend an average of 73% less time on the market. With the development of technology, besides physical staging, graphic desingers invented virtual staging techniques which share the same purpose with physical staging. So between physical staging and virtual staging, which one is better?

It is hard to answer this question. Because it depends on each person perspective. However, in this article, I will tell you about the pros and cons of virtual staging and physical staging. From that, you will have your own answer.

Let’s start with Physical Staging:

Pros of physical staging

  • Provide a full-furnished house for clients both online and offline
  • Physical staging is able to create emotion experience because they are shown what they are expecting to see when they initially viewed your home online
  • Using physical staging, home sellers can do marketing both online and offline

Cons of physical staging

  • Thousands of dollar will be costed for a totally staged house.
  • Extra fee will be counted when the listing is on the market for too long
  • Labor and time are required for setting up the rooms

Next are pros and cons of virtual staging:

Pros of virtual staging

  • Affordable price: With virtual staging, all the furniture is computer-generated and they are added through computer. Therefore, the fee for it is much more affordable than physical staging.
  • Flexible style: The furniture style added into the photos of empty rooms can be changed easily through some mouse clicks. While physical staging requires not only time but also man power.
  • Time & labor saving: virtual staging is done by graphic designer. Just need one person can handle some properties. And normally it takes for 24-36 hours to finish. While physical staging requires few people to carry and set up the furniture.

Cons of virtual staging

  • Misreprentation can happen. Home buyers may feel like they are deceived when they visit the house and realize it doesn’t look like the way it does on the listing.
  • If they visit the house, they still have to imagine how the room would fit their furniture
  • It might involve in criminals. Empty house is the target of vandalism. If your house is vacant for too long, it might be vandalized, broken into or become or even become the site of a squatter camp

So here are some pros and cons of virtual staging and physical staging. Each type has its own strengths. So deciding which one to go is depending on your need. If you want to save money, virtual staging should be your choice. If you want your clients to have real experience, you should choose physical staging.
