Due to the number of properties on the market in Ontario Canada, a homebuyer's checklist is a good idea to make sure you do not encounter unexpected expenses down the road.

There is much more that goes into buying that perfect house than a pretty exterior, granite countertops, and his/her sinks in the bathrooms. Flood zone information, septic tank condition, and undisclosed tax liens are just a few extremely important factors that could affect not only how much you will pay in repairs and association fees, but also could turn a happy home into a nightmare.

Inspection of the Land - Obtaining reports on the soil around your potential home is very important. This will inform you if there are any hazardous materials issues that need to be dealt with. If the property contains a well, a well inspection report in addition to a well permit should also be reviewed. Encroachments or easements affecting the property should be disclosed, as well as any flood zone information. Be sure to ask if this information isn't provided upfront.

Inspection of the Home - Aside from the general home inspection prior to signing a contract make sure to go a step further, if the property contains a septic system, request a septic inspection report and permit, as well as evidence that the septic tank has been pumped. For newer homes, obtain and review the home's warranty policy.

Value of the Home - A current home appraisal should be reviewed, as well as building permits for any improvements done on the property. It is also important to request a list of any improvements that were done without building permits, including any existing warranties.
