Time to repair or replace your roof

A roof is a saver. It gives you comfort no matter how the weather conditions are outside. Imagine that there is a heavy snowfall or the sun is at its peak. You cannot sustain both these conditions and need to take precautions. Luckily, the invention of the roof has saved people and given them comfort in their house. It takes the suns rays and the snowfall for you and helps you stay safe under it. But a roof will give you all its power only if you maintain it properly. A lot have been asking questions about the time to repair or replace the roof. The time depends on the symptoms that your roof is showing. Just a regular inspection of the roof can tell you if the roof has lived its time or needs a ‘doctor’.

One of my friends told me that she started seeing dark spots on the ceiling as soon as it started raining. This is one problem that most people get scared about. Because some feel that the ceiling is going to break. It eventually will. Only if the roof collapses. The moment you see this, it is time for you to act immediately. Technically, the lifespan of a roof is determined by various factors. It is not that once a roof is installed, it will stand for 10-14 years. It might collapse before that or might withstand even for 16 years. Some of the factors that determine the age of the roof include the climatic conditions, material quality, proper maintenance, design etc.

The problem for any roof occurs if it is worn. Just by looking at a roof, you can easily identify if its health is well or not. The first thing to do is to inspect your ceilings often. Like the problem that was mentioned, a worn roof would leak water through it which will start depositing underneath. This will discolor the ceiling or will show spots. This is the symptom that should be acted upon quickly. Now, for replacement or repair, it depends on the number of years your roof has been sitting on top. For example, if you have a shingle roof which is leaking, consider the age of the roof. If it is 15 years or older, it is wise to replace the roof with a new one. If it is less than 15 years old, just do the repairs.

During the inspection, inspect the underside of the roof at all times. See if the water is leaking or gets stagnant. If you find a pool of water, mark the area and call the roof repair service to work over it. But remember that a few pinholes on the roof are actually normal. But if you see leakage near the pinholes, stick a piece of wire or a small material through it and see if it could penetrate the shingles. If it does, you need to call the maintenance and shut it.

Roof maintenance should be done every fall and in spring. It is the time when the roof goes through the rough phase. Regular inspections like these will keep your roof healthy.
