Being located in North Chennai, Kolathur is a location that has gained prominence among the property purchasers in the metro. The locality is the new competitor in the list of top 10 areas of the city, as per the recent survey of property index. These days, home buyers have started searching for all types of properties like plots, residential homes, apartments and lots more. Since, most people look for a convenient settlement in a location, they are looking for these many choices. With many housing choices and low land cost, Kolathur gains the attention of the property buyers.

The affordability of the location can be spotted out with the capital value ranging from Rs.4200 to 5200 sq.ft. Whereas, in Perambur, the place near to Kolathur is the one where the properties are sold out at the cost of Rs. 5500-7000 square feet. However, perambur is almost close to Anna Nagar since the residential house is sold between Rs. 9200-13000 sq.ft. The sales graph of Kolathur clearly highlight that smaller units are demanded more than the bigger units. People who come to buy an abode here are the one who work in companies near to Anna Nagar, Perambur and Ambattur Industrial Estate. Along with the purchase of local buyers, NRIs who are working in Gulf Nations can also buy a house here. Compare and spot out the residential choices.

Builder floor Vs multi-storey building: When it comes to the sales rate, in comparison to the multi-storey flats, builder floor flats are more in number. The reason for this is that to construct a multi-storey building, the builder has to follow lot of permissions and strict guidelines. This is reflecting in the construction of builder floor homes.

Though, the cost of 1 bedroom flats are similar in both builder floor and multi-storey building, there will be a price difference in other housing units. A 2 bedroom apartment in a multi-storey building will cost around Rs.30 lacs while it cost around Rs.20 lacs in builder floor community. Though the demand for 3 bedroom apartments are less, these units will be available. In multi-storey, the price of such abodes will be ranging from Rs.40 lakhs while it ranges from Rs.50 lakhs in builder floor.

Even though healthy demand for duplex homes for sale in Chennai, Kolathur will be the right place for the choice of housing units like 1 BHK, 2 bedroom, 3 BHK etc. Supply of residential properties remains stable in the surrounding of the city. The cost of such units is ranging from Rs.35-75 lakhs. Similar to residential homes in Chennai, plots are also available for sale in Kolathur which come with all facilities like water, drainage system, electricity, parks and lots more.
