Checklist While Getting A Residential Inspection

Buying a residence is no small investment. It takes a lot of time, patience, money, and effort to buy a new house. It can be the most expensive thing you purchase in your lifetime! Which is why you should know what you are investing in, and how much it will benefit you in the future.
House inspections are now considered mandatory by the state and even recommended by the real estate agents. It gives you a clue about the condition of the house you are going to buy before the contract is sealed with the seller. The house could be looking pitch-perfect on the outside, but the foundations and woodworks might be damaged and rotting away, which will cost you a whole lot of fortune to restore and repair, making your initial investment in buying the house a bit bonkers!
The residence inspection acts as a contingency in the contract with the sellers. Here are some home inspection checklists that will help you find defects and effectively work with the inspector to look out for potential problems, and if they find any defects! Sometimes, the number of problems can be very concerning, that could save you from a terrible investment.
NEVER REJECT INSPECTIONThe biggest mistake buyers do, is when the seller asks them to forget the inspection, they don’t get the house inspected. Which would be in tremendous favor of the seller but certainly not for the buyer. House inspection is designed to protect the buyer from making a wrong decision in purchasing a damaged property that will be a nightmare in the coming years.
A professional residence inspector will be experienced and will give meticulous attention to details. A typical inspection lasts from 3 to 4 hours, and you will get a thorough report of the findings. Here are the following things the inspector checks:
First of all, the residence inspector will give a thorough interior inspection which includes;
PlumbingAll the faucets, showers will be tested. Any visible water leaks and water pressure will be checked. They will also tell the costs of the repairs and identify the location of the main water shutoff valve.
ElectricalThe inspector will inspect the type of wiring the house has and check of all the outlets are functional or not. If they have circuit interrupters, which will save you from electrical shocks in the bathroom, kitchen, garage, and outdoors.
HVACA residence inspection will also cover the examination of the furnace, air conditioner, and vents to make sure they are efficient and working. They will also tell if they need repairs to improve the energy bills or not.
Kitchen Appliances/Fire Safety/Laundry RoomThey will cover all these sections to ensure there is no fire hazard. They will check the garage wall for the fire rating and test the smoke detectors.
BathroomThe residential inspection service will also check for leaks and ventilation in the bathroom as improper ventilation and leaks will cause mildew growth.
After the inspection of the interior, the inspector will move on to the exterior:
ROOF AND BASEMENTMake sure to check the roof as it’s the only thing that will really protect you from the pouring weather. Most of the buyers and professional home inspectors don’t go to that great lengths to fully inspect the roof, especially if it inaccessible. And the basement gives you the idea of the foundations of the house. If there are a lot of cracks, make sure if they are repairable and will not cost you any problems in the future.
Exterior WallsThe inspector will check for missing siding, cracks, and wood damage. The residence inspector will check for obvious problems that could be a more pressing concern.
