Mr. Vijay Rupani, the chief minister of Gujarat recently announced a raise in the FSI with the motive of constructing Dubai style skyscrapers in Gujarat. With the constant innovation in the realty sector, Mr. Rupani believes that this step would be an inspiration for novel and ingenious designs.
With the focus on encouraging vertical development, the new rule suggests an FSI of 4 in Ahmedabad, Vadodara, Rajkot and Surat along 45-meter or wider roads. Likewise, along 36-44 metre-wide roads, an FSI of 3.6 will be allowed.
Floor Space Index (FSI) is the ratio of the total build up area of the land to the area of the land where the plot stands. Moreover, now there are no restrictions to the number of floors a building office space in Ahmedabad can have.
Adding to the joy of the builders, Mr. Rupani claimed the construction of common amenities in the building will not be included, and that the common amenities won’t be chargeable, but will be handed over to the residential association by the respective builder. This measure will result in a drastic increase in the number of flats built and it would be easier and cheaper for potential customers to buy homes.
Rupani enthusiastically looks forward to the construction of iconic buildings and hence said, "We want iconic skyline buildings on the lines of Dubai and Hong Kong to come up in Gujarat We will give additional FSI for such projects. We will also give special approvals for such iconic structures." There are a lot of hopes attached with this new step.
