You essentially have two options when you are ready to sell your Cincinnati, Ohio home: 1) you can use a real estate agent, or 2) you can negotiate with a for-sale-by-owner (FSBO). While both approaches have their pros and cons, the FSBO approach is being chosen by more and more people today. Their logic is that they can do it all themselves, save the commission of the agent, and end up in their pocket with more money. But the fact of the matter is that this is not necessarily the way it works out. Let's take a look, then, at 6 things that a real estate agent market can give that an FSBO can not.

1. Time Savings

First of all, the key full-time job for your market real estate agent is selling your Cincinnati, Ohio home. For you, however, in addition to your day job, it would be a second job. An FSBO would mean that all those activities involved in selling your Cincinnati, Ohio home, such as marketing, showing, bargaining, and so on, would spend a lot of extra time on you.

They are able to move a trained and driven customer to the point of purchase. This preparation and skill set is lacking in FSBO sellers.

3. Large Networks

Another important thing that a market real estate agent can bring is that a broad professional network can not be an FSBO. This network ensures that an agent would have to tap into a wide pool of potential customers, which generally results in a faster sale and at a better price.An agent will get the message out to several individuals easily with a wide network and many skilled contacts as soon as she lists your market home.

An agent would have the expertise and training to negotiate a great deal and a better price for you.

Bear in mind, though, that it is hard to put your feelings aside when you're selling your Nashville house. You're not in a strong position to negotiate efficiently if you're not entirely impartial. And then, you may not be familiar with local customs and market conditions, which will place you at a disadvantage in negotiating an FSBO contract. 5. Tools and Capabilities

A market real estate agency usually has several more instruments and resources that it can use on your behalf, in addition to buyer screening, a broad network, and negotiation skills. These include:

  • Knowledge of contract and legal issues (to help you avoid attorney fees)
  • Ability to be flexible on commissioning
  • Availability for showings at all hours

The agent can deliver almost all these resources, expertise, and skills that an FSBO can not.

6. More Money

Finally, returning to what we said at the beginning about sellers believing that they can save the commission of agents and make more money with an FSBO. Yeah, most of the time, that's just not so. In most cases, you will lose money on the purchase price, even though you don't have to pay the fee. A survey from the National Association of Realtors showed that the average FSBO home sells less than an agent-listed property for approximately $60,000.

Then what can a real estate agent market do that an FSBO can not? Well, as you've noticed, there are many things, but the most important thing at the end of the day is a lot more money in your wallet.
