Infrastructure Improves Ghaziabad Real Estate

Also called the Gateway of UP (Uttar Pradesh) Ghaziabad is a part of the National Capital Region (NCR) of Delhi. One of the most important cities in Uttar Pradesh, Ghaziabad is a well-planned industrial town, with good connectivity by road and railway. Today it has emerged as a prime educational and commercial hub. The city is divided by the Hindon River, and is the second largest and fastest growing city in Uttar Pradesh after Kanpur.

The city also has a bit of a bad reputation the pollution and bad law and order. The crime rate in the region is very high which has impacted many industries in the region. Like most cities part of the Moghul Empire of North India, Ghaziabad holds great historical significance. The city has also been connected by the Indian Railway system from the days of the British Raj. Railway connectivity in prevalent in the region from the year 1865. But the first industrial unit to be established in the region was in the year 1940, which was followed many other industrial and engineering companies.

Ghaziabad has excellent connectivity and it can be reached by rail, road and air. It is well connected to Delhi, Meerut, Noida and other important cities surrounding Ghaziabad. There is large population of residents who commute to Delhi, Gurgaon and Greater Noida from Ghaziabad on a daily basis to their respective place of employment. National Highway 24 is one of the most important roads running along Ghaziabad.

The government has proposed to widen the highway from six to eight lanes. Recently a great deal of development has been seen along this highway. Top builders like SARE, Mahagun, Ansal etc. have their multistorey apartment projects in the area. Many buyers have been seen investing in builder floor in Ghaziabad and the rest have been investing in apartments for gain rentals. Flats for rent in Ghaziabad has gained immense popularity with its close proximity to various other employment centres. Ghaziabad also hosts a lot of student population with universities in and around the area.

Essentially the real estate scenario has been thriving in the two national highways there. NH 24 and NH 58. The vicinity has seen a good amount of commercial and retail developments, which in turn in creating a good demand for flats for sale in Ghaziabad and buyers are looking to invest in apartments and builder floor in Ghaziabad because of its reasonable pricing, good returns and excellent infrastructure.

According to recent media reports Ram Gopal Verma, the former town planner at DDA, says "Places that were seen as 'not-so-chic' for the Delhiites in the early 2000, turned out to be the most sought-after residential hubs in the Delhi NCR.

The extension of the Metro line to Vaishali at Arthala is a milestone and it will be a harbinger of yet greater development of this region. A multilateral flyover at Ghazipur Chowk, a flyover at Mohan Nagar Chowk that will connect to NH-58 and a link road connecting NH-58 to the residential zone at Raj Nagar Extension are some of the developments that are making these areas the preferred destination for home buyers."
