The Five Core Areas Of Integrated Workplace Management Systems

An IWMS is a software program that businesses use to operate their business using a single platform and database. The IWMS aids in the optimization of the company’s resources which may include a real estate portfolio for the realtor or facilities management for other types of businesses. There are five basic areas that the integrated workplace management system can help to organize and manage. They are:
- Real Estate – Includes acquisitions, managing finances, and disposition of assets from real property. Strategic planning, request for proposal, lease analysis, tax management, lease accounting, transaction management, lease management and portfolio management are features of a system that is used to support realty companies.
- Facilities Management – Features focus on operating and optimizing the utilization of facilities. These include strategic facilities planning, CAD and BIM integration, move management, site and employee service management, space management, and resource scheduling.
- Capital Project Management – This area includes the activities in design and development of new facilities or in the remodeling/enhancement of those that already exist. Common features of the integrated workplace management system in this area include design, bidding, capital planning, scheduling, procurement, resource management, critical path analysis, cost, and project documentation.
- Sustainability and Energy Management – Involves the measurement and reduction of the consumption of energy by the company and the production of wastes within the facility. Features include support for sustainability performance metrics, carbon emissions tracking, energy benchmarking, and energy efficiency project analysis.
- Maintenance Management – This area of the IWMS focuses on correcting and preventing maintenance of the facilities along with the operation of the property and any assets. IWMS features include those which support asset management, preventive management, work requests, work order administration, inventory management, facility condition assessment, vendor management, and warranty tracking.

Computer Aided Facility Management
Computer-aided facility management, or CAFM, allows for the creation and utilization of IT-based management systems. A CAFM system is a hybrid of Computer-Aided Design, or CAD, and the relational database software that has specific abilities to assist in Facilities Management, or FM.
A computer aided facility management system helps the facility manager in fully utilizing the organization’s assets at the lowest possible cost. It supports all activities associated with administrative, infrastructural FM tasks, technical and strategic processes. They incorporate number of technologies and sources of information, most of which are web-based.
