A roof is the covering on the uppermost part of a building. A roof protects the building and its contents from the effects of weather. Structures that require roofs range from a letter box to a cathedral or stadium.

A roof does need regular check-ups in the form of regular inspections and prompt repairs. Studies have shown that a roof that is not regularly maintained will only last about half of its expected service life. Experienced facility managers know that the roof should be inspected at least twice a year to keep the roof alive as long as possible and to maintain the warranty. Depending on the depth and complexity of the inspection, the inspector can be the building staff, an architect or engineer who specializes in roof consulting, or a competent roofing contractor.

In the northern climes, the severe weather is winter where the cold, storms and precipitation contributes more to the demise of the roof. However, where hot weather persists, summer is the severe season. The solar UV radiation is higher, and the roof is subjected to high heat and to thermal shock due to sudden cooling during summer rains. So everyone wants to check the roof before the severe season to prepare the roof for its ordeals to come. Periodically, a formal moisture survey should be done in addition to the normal visual survey.

The walls and glazing should also be checked, look for cracks and water stains that may be showing symptoms of problems in these areas. The worst conditions are due to pipes, conduit and other penetrations through the wall. These are left unsealed especially when they are installed.

The pros of using an architecture or an engineer who is specializes in roof consulting to inspect the roof is obvious, but they can be expensive and hard to find and they need to be contracted and scheduled.

Contractors vary widely in expertise, depending on the level of staff sent out to do an inspection. Chicago contractors are excellent and do a professional and knowledgeable job. Chicago contractors offer periodic inspections as part of total maintenance program-inspections and repairs. The program is set for a given number of years for a given cost.

The cost to maintain the roof averages about 2 percent of the roof installation cost. Poorly maintained roof will only last about half of its service life, costing facility managers hundreds and thousands of dollars. If you provide regular checkups and follow through with repairs to the small problems that are found from year to year, you can be more comfortable knowing that you are saving a lot of money in the long term.
