What is the EPC classification?

Your EPC will have two major panels, each with its ranking. The categories are numbered from A to G, with A being the highest-ranking and G being the lowest. The numbers in each rating reflect the government's Standard Rating Procedure and range from 1 to 100 SAP points. These scores are divided into volumes as follows:

1. EPC Grade A = 92-100 SAP points (most efficient)
2. EPC grade B = SAP score of 81-91
3. EPC grade C = 69-80 SAP points
4. EPC grade D = 55-68 SAP points
5. EPC grade E = 39-54 SAP score
6. EPC rating F = 21-38 SAP points
7. EPC G-Score = 1-20 SAP points (least efficient)

What will the EPC assessor verify?

In most cases, the age and construction of your home are factors that limit your EPC score. The type and age of the house are also included in the assumptions that the EPC evaluator must make, and the total square footage is used to find out how much fuel is used per square meter.

• Control of primary and secondary heat sources:

In addition to heat pumps, electric heaters are almost always penalized in EPCs. So if you currently use plug-in electric radiators or space heaters as a secondary heat source, get rid of them!

• Home insulation:

The more insulation, the better. If there is no isolation, you will be penalized for your EPC score. It's a good idea to isolate larger gaps to increase your EPC score. In addition, a 270 mm thick roof insulation is foreseen according to the current land use law.

• Energy-saving lamps:

The Energy Assessor must examine each room in the house to determine what percentage of its lighting is energy efficient. There is a wide range of these lamps on the market, and the best ones have LED lamps for home use.

• Window:

The more glass you have in your windows, the higher your EPC score. Single glazing does not provide as much protection as double glazing, and sometimes triple glazing is an option.

• Hot water:

Using a protective coating to insulate your storage tank and lines will improve your EPC rating. This is because it improves electricity efficiency by maintaining hot water warmers for extended periods.

• Air tightness:

EPC experts check the tightness of your home. The lower the tightness, the better this is where draft testing can help.
