Buying and selling a property can be one of the most stressful moments in life, yet so many choose to go through the process themselves and without having any prior education on the process.

Buying a home is conducted in a 4 simple step process:

Finding the right property

Arranging financing

Negotiating a contract

Settling

A real estate agent can be only a guide through this entire process, whereas a buyer’s agent is there every step of the way, and if preferred, do it on your behalf.

What Does a Buyer’s Agent Actually Do?

A buyer’s agent is almost like a lawyer in they will defend for you and do everything to ensure you come out on top.

Meaning a buyer’s agent will do everything that needs to get done such as search for properties that suit your personal criteria EXACTLY, negotiate the best contracts and also conduct professional valuations on property.

As a result you won’t over-pay for the property you really want, which one could save you more than their services are worth. A buyer’s agent has your best interest in mind; well at least at VFM Property Advisors we do.

However not all buyer’s agents have your interest in mind, which is why I have conducted a list of the 3 crucial thing to look for in a good buyer’s agent:

Get Referrals

The best way to find if someone is good is by checking their testimonials. Alternatively ask everyone you know including family members, work colleagues, friends and even local businesses that know of someone they could recommend. And if you’re moving to an area that you’re unfamiliar with just search online for good referrals.

Interview at least 3 Agents before choosing the one

It’s important to have trust and connection with your buyer’s agent; it is after all a life changing experience-purchasing property, so choose one you trust. Interview at least 3 different agents before deciding on the one you want.

Ask The Right Questions

When you interview your agents there are some questions I feel are important to ask like:

How many other clients are they working with?

How many years of experience do you have?

What qualifications do you have?

What are your most recent purchases?

Do you have any recent client referrals or testimonials

How many properties do you own yourself?

Do they have contacts to help find the best property for my criteria, such as access to "silent sales"

Are you REBAA accredited?

Do you specialises in the geographic location and price range I am looking for?

Do you specialise in home buying or property investment?

Do you do everything yourself or do you have a team?

If you’re happy with the response they give, then you have found a buyer’s agent you can trust.

Bottom line: A buyer’s agent is someone that represents you as a buyer and who helps, assists and guides you through the entire process of buying a home. They are there to help and to make your life easier.

If you see the value in hiring an agent who specialises and has expertise in valuating, searching and negotiating the purchase of a home, then don’t hesitate to call one today.
