Homeowner’s Association is an organized community that comes into the picture when you think of buying a townhouse, condominium or any other residential subdivision. HOA is basically responsible for managing the property and maintaining its attractions by coming up with certain rules and regulations that a buyer or home owner is obligated to follow.

The services of an HOA are basically related to the overall maintenance of a property and for this, an annual or a monthly fee is collected from the residents or owners of that particular property. This fee is utilized in maintaining the townships and its areas like the common swimming pools, elevators, gym, tennis courts, parking spaces and other amenities present for the benefit of the owners. While it does the noble task of doing these calculations and maintaining your environment for you, there are some things that you need to know and consider before you join an HOA.

Read the HOA rules.

While some localities have a flexible rule book, there are others that have rules and regulations for everything that you do. This rules may or may not be favorable; for instance, the paint on your door, whether you can keep pets, installing dish devices etc. So to avoid facing unnecessary situations in the future, you should get yourself acquainted with the basic rules and protocols that need to be followed.

Check the Fees

After you are done with the rules, it is absolutely necessary to go through the fee policies. Check whether they are fixed or due to be increased in some years, how is the fund maintained and spent and extra funds for recreational services. In case of HOAs there are hidden fees in case of new ventures. For example, if a new elevator is being installed, you would have to pay extra and do it mandatorily. It is, thus, good to know every expense before you come across one in the future.

Check the Environment Policies

HOAs tend to be environmental-friendly organizations since they act as the more responsible group in any society. They may ask you to have a maintained park, prevent usage of pesticides or fungicides, use of organic fertilizers and so on. If you cannot bear to keep up with such a nature, then you need to think twice before joining.

Attend one of the Meetings

Before you get involved with an HOA, it is advisable (and clever) to sit in one of their meetings to understand their basic working and setup. The meetings tell you of their decision-making power, conflicts, appraisals and challenges. In this way, you will have an insight into your future environment and its competency when you compare it with other localities.

Be prepared to be ruled (sometimes)

Well, it is not as if they will guide you to do everything but it gets a little poky sometimes and if you are a person with a drastic living-free-life syndrome, then you need to hang that motto before you become a member of HOA. It proves to be god when everything is in your favor otherwise, a bitter pill to swallow. If you cannot handle being told anything, then you are not made for such organizations.
