  • Know your rights: Do you know the latest laws on tenants’ rights? In the first few days of moving in, make a note of all the fixes you need done and notify your agent or landlord so that you don’t get charged for damages when you move out.
  • Draw up a comprehensive lease agreement: Ensure that the contract incorporates everything you verbally discussed with the landlord. The rental agreement may contain a provision that you may find unacceptable, such as restrictions on pets, design alterations or running a home business.
  • Get everything in writing: Keep copies of any correspondence and follow up a verbal agreement with an email. Remember, if something is not in writing, then it is not binding.
  • Sort out the finances Have the deposit, first month's rent and subsequent rent ready so that you will be immediately onside with the people you need to call if the plumbing goes or you want the lighting rewired.
  • Demand repairs: Your landlord is required to offer you a liveable premise, so if your property is not in good condition, make sure you tell your landlord. You can either propose withholding a portion of the rent to pay for repairs or deducting the cost from your rent.
  • Protect your security deposit: Make sure your rental agreement spells out clearly, the use, refund and deduction of your security deposit.
