Cities provide a fast life, they provide energy, glitz and glamor. But they’re also unbelievably crowded and always on the run. The big city lifestyle isn’t suited for everyone. Especially those who want to raise a family and live in a calm and peaceful environment. This is the sole reason why townships have become the most important model of real estate development in the foreseeable future. In most large Indian cities, real estate development has been reactive rather than proactive, meaning that infrastructure has not stayed abreast with actual real estate development. There is no space for new constructions and innovation in design.

Township properties are usually built in the outskirts of a big city. They provide a much-needed escape from the hustle and bustle of the fast city life. The population in our cities is ever increasing, housing and developable land in these areas is always limited, as a result property rates are sky high as compared to those of township properties. A residential project in Mumbai easily cost anywhere between 1-2 crores depending on the area of the flat. A flat of the same area will cost half the price in a township on the outskirts of the city.

Townships are becoming the most feasible long term residential option for people living in over-crowded cities. Township properties provide more breathing space and better facilities for children and the elderly. Facilities like schools, hospitals and even entertainment are all easily more accessible than in the cities. With easy accessibility and abundance of open spaces why would you say no to townships.

So if you’re planning on investing in township properties in the near future here are a few things you need to look for.

  1. Developer: In recent times there are a great number of residential projects coming up in and around our cities. Before investing your money in any of them you need to do proper research and background checks on the developers and their previous constructions to ensure that you get value for your money.
  2. Facilities and Amenities: A park, a pool and a gym aren’t the only things that people look for in township properties. Good schools, hospitals, parks for children, movie theatres, shopping centres and clubhouses are some of the things that define luxury.
  3. Competitive prices: A township property needs to cost less than a residential project in Mumbai, at the same time it needs to have facilities and ameneties that are far better than those residential projects.
