Did you know that old, faulty wiring is one of the most common causes of house fires? More than this, having a damaged or outdated system could mean electrocution hazards and grounded connections, which could lead to electricity-related accidents and further damage to health and property. It is easy to overlook something that you cannot physically see and because electricity is one of those constantly present yet unseen elements in the home, many of us are not mindful of its dangers. Unless a wall socket is obviously damaged or a system short circuits, electrical problems usually go unnoticed, leading to more devastating (and oftentimes costly) consequences. What makes electricity even more ominous is the fact that cables and wires are hidden inside the walls and fuse boxes inside closed cupboards, which makes it that much easier to neglect checking the condition of electrical installations for any damage.

Risks, however, can be reduced by making it a point to do regular check-ups and commissioned inspections. An EICR report is recommended to make sure that your property is safe from any electrical harm. In domestic or home settings, there are two kinds of Electrical Installation Condition Report that you can request from qualified electricians. One is a Visual Condition Report, which is a less involved inspection where an electrician does a visual check of the condition of your wiring, switches, sockets, electrical components, and other related accessories. This kind of inspection is only suitable after a recent, more in-depth EICR inspection doesn’t include testing. For a more in-depth inspection, you want a Periodic Inspection Report, which includes thorough testing of all installations and components in order to find potential faults, including hidden damages.

Generally, an Electrical Installation Condition Report aims to:

  • Find and report any wear and tear or damage that affects the safety of your electrical installations, including any fault that may cause high temperatures or risks of electric shocks.
  • Ensure compliance with IET wiring regulations and find parts that do not meet said standards, so remedial work can be prescribed.
  • Record inspection results and any other testing notes to ensure that all of the electrical installations inside the property are safe to use until succeeding inspections (e.g., following remedial work to make the system safe again); and
  • Provide a record of the current conditions of the electrical installation for the reference of electricians who will do the testing and inspection in the future.
