3 Most Common Roof Problems You’ll Encounter

Roof repairs are something every homeowner will have to employ at some time or another. Even the best roofing structures will eventually need a roof repair of some sort. Some repairs are required because of general wear and tear, and others because of unsuspecting storms and exterior elements. According to Vertec Roofing home and commercial roof repairs will usually fall into one of three distinct categories. These categories include:

1. Damaged Fascia

If a roof’s fascia is damaged or weathered, it will need to be replaced before resulting in leaking. The Fascia is the front board along the roofline and is commonly and easily damaged by excess moisture. It’s recommended to be replaced with a species or type of wood that will be naturally decay-resistant. Stainless steel or galvanised nails would also be a long-term fix for damaged or old fascia.

Another way to avoid a decaying or rotting fascia leaking is to ensure the board ends aren’t split. Split board ends will speed up the process of water soaking into the fascia and rot. Placing the nails to the end of the trusses or rafter trail will lower the chances of having split board ends.

2. Flashing Repairs

Flashing is the use of small pieces of metal that are used for weatherproofing and sealing around pipes and vents. is often damaged by rust and will need a quick repair or replacement. Or, if the flashing were installed and sealed with tar, the seal may corrode over time. Alternatively, if the flashing is exposed, wind, rain and other elements may lead to a crack in the flashing. Whatever the cause of damaged flashing, once it has occurred, water will easily seep into the framing, resulting in a leak. Damaged flashing is one of the most common causes of roof leaks and can be easily prevented by routinely checking your roof.

Any damaged or deteriorated flashing can be placed with galvanised materials. The shingles are removed, siding is pried loose and the old flashing is removed and replaced. This method is recommended over using other substances as it will be a long-term fix with new galvanised metal.

3. Gutter Maintenance

Gutter repairs usually involve cleaning out of the gutters, replacing and tightening the hangers or even installation of gutter systems. The roofing gutters are the shelves underneath the downslope line of a roof and are in place to help transport water from the roof to the ground without it causing a leak into the home.

Because of where the gutters are located on a home, they often are filled with water and debris, causing them to become blocked and mould and mildew to grow under and around the roof. This buildup will eventuate into a leak if not properly resolved.

Despite the above argument that gutters cause blockages and leaks, installing a gutter system in place is worthwhile for keeping a home dry and safe from water damage. Many residences rely on a gutter system made from aluminium, vinyl, galvanised steel and copper.
