Living in a strata property can be rewarding because it is a cost-effective and convenient way to own an apartment or house within the strata belongings. You can own a lot or individual apartment under the strata scheme and can enjoy the benefit by getting ownership for your apartment and common property such as gardens, parking areas, roofing, pipes, and electrical wiring within the walls of your lot. As an owner of a lot you can live in a strata property hassle-free but when it comes to strata renovations in Sydney you have to follow some rules and regulations that you can understand well by consulting with your strata manager.

There are different sections that fall in the strata regulations related to the renovation of the lots. The renovation regulations have three categories to be followed i.e. cosmetic work for the house, minor repairs and renovations, and major renovation work that require to be done by following the norms that are listed in the strata scheme. According to the strata schemes management act, if you want an aesthetic work for your property then usually it does not require for any approval by the owners' corporation as you can simply carry out the renovations that are listed in the strata schemes.

As an acquirer of a strata lot if you want to carry out major repairs and remodeling work then you need to get approval by the owners’ corporation by approving a special resolution in the general meeting of strata committee. It is necessary to follow the regulations by the strata schemes management act and is clearly defined in section 109 of SSMA. For example, if you are looking for bathroom plumbing, relocating, or tiling work then for these strata renovations you need to get approval by the owners’ corporation in general meeting by delegating this remodel work in the strata renovation form.

There are also minor works that you need to be approved from the strata committee by passing an ordinary resolution in the general meeting. You can consult with the strata manager and can discuss the renovation work that you are planning for the apartment and by informing the committee you can get approval to carry out the project. For instance, if you want to install an air conditioning system such as split AC then you can execute the task with approval through an ordinary resolution in the general meeting and can get it approved by the owners’ corporation.

It is not a difficult approach to start a renovation work for the strata apartment however you simply need to discuss it with your building manager first to prepare for the renovation approval process. A manager will inform all the committee members such as other strata owners in the general meeting about your application and will provide you with approval for the work that is listed and approved by SSMA. Consulting with the strata manager will save your time and money and make the task of arranging general meeting quick and hassle-free.
