Effective Ways to Prevent Roof Problems

Most people change the oil in their cars every 3,000 miles (or so) and inspect their home HVAC system regularly, but few people pay attention to their roofs.
As Bill Good, Executive Vice President of the National Roofing Contractors Association (NRCA), puts it, "Roofs are too often ignored until they leak — and then they must be totally replaced." It is also imperative to note that "roof system maintenance has become the most neglected part of a roof, as it is the most significant factor (after proper installation) to determine the lifespan and cost of the roof system."
The cost and difficulty of replacing a roof are both high. Keeping on top of little problems before they become bigger ones can prevent thousands of dollars in repairs and sagging pillows down the road.
Preventing roof problems and extending its life can be done with these routine steps:
Replace problem shingles or tiles
Make sure you replace any broken, cracked, or missing tiles or shingles on your roof right away. Your roof's waterproof layer is protected by these. Your home's waterproof layer can deteriorate when exposed to the sun, allowing moisture to enter.
Check the seals around protrusions.
There are at least a couple of pipes or vents that run up through the roof of every home. Skylights, chimneys, and exhaust pipes from gas appliances are also standard. A combination of metal flashing and a rubber boot is typically used to seal off the base of these to prevent water from entering. It is essential to check these seals to make sure they are in good condition - no cracks, lifted edges, or signs of damage caused by squirrels or other animals. Also, pay attention to gaps around the top and around the joints where your chimney meets your roof.
Mind your ridges and valleys
You should take special care to prevent debris from accumulating in ridges and valleys where the roof plane changes. Also, ensure that the underlayment does not have tears or holes and that the shingles overlap correctly in these areas.
Keep debris off your rooftop.
Leaves, branches, and other debris shouldn't accumulate on your roof. Moisture can get on them and cause your roof to rot.
When there is moisture in the attic, there is trouble. If the underside of your roof shows signs of water or moisture, if mold is visible, or if the air smells musty, check your insulation.
Check for overall health.
The roof of your house takes a beating every day. You will eventually have to replace it because it will wear out. Make sure that the sub-roofing materials and shingles are in good condition.
You should contact a roofing expert if you observe any of these problems or if you don't feel comfortable climbing on your roof. It's imperative to have your home professionally inspected if it's been a while.
