Electronic City Remains the Top Residential Real Estate Choice in Bangalore

Bangalore real estate market sentiments seems have shown a good streak in the recent past and this has been central in the price trends displayed in the city. Infrastructure has been central to this development in the city and most development has been relevant to places with good infrastructure development. This fast developing city has a number of localities that emerge in the top of the charts when real estate is concerned. This includes Electronic City, Whitefield, HSR Layout and Marathahalli.

HSR Layout has always been one of the top developing suburbs of south east Bangalore. The locality is top notch when it comes to physical and social infrastructure and has also been on top as a thriving residential locality. The area again like most of properties in Bangalore, this is also largely driven by IT population. Pricing here is also very nominal in the range of INR 4700 to 5200 per sq. ft. Lush green surrounding with a good mix of commercial and residential real estate has always helped the markets here in HSR Layout.

Marathahalli is one the older suburbs to join the bandwagon. It is closest to the prime localities in Bangalore city and also shares close proximity to the Outer Ring Road and other important roadways in the city. Important IT driven localities like Sarjapur, Whitefield and ITPL share boundaries with Marathahalli. Prices for now range from INR 4200 to 4800 per sq. ft. The locality again presents a good mix of residential real estate, office space and other commercial realty activities, although Marathahalli started largely as a residential locality.

Whitefield on the other hand is the most popular localities in the city today. Although it is away from the city and considered to be a suburb that is extremely distant. Today this locality is a mini city on its own with wide roads, excellent physical and social infrastructure along with a thriving office space market that drives the real estate sector. This locality has 4 lane roads connecting the city to this suburb in East Bangalore. East Bangalore properties are usually on the higher side considering the facilities and the infrastructure offered in each of these localities. However properties in Bangalore remain at INR 4800 to 5100 per sq. ft. on an average and upwards.

Electronic City however remains on the top of the chart with balanced demand and supply in the region. Price of apartments in Electronic City today range from INR 3300 to 4100 per sq. ft. by far the lowest out of the lot. But the driving IT sector has continuously increased the demand for apartments in Electronic City. Property prices here has seen a hike of nearly 20% in the past year and this upward trend will continue if property experts are to be believed. Although just like Whitefield even E City remains further away from the city, excellent road connects maps them closer to the city centre.
